Choosing a home inspector is an important decision for every home buyer. A thorough, pre-purchase
inspection of a house can be your best defense against unwanted surprises after you move into your new
home.

On this page of my site, I'll try to give you some insight into some typical questions that are asked when
selecting a home inspector. I'll also give you my answers to these same questions. I hope this will help you
make an educated decision when choosing your home inspector.

QUESTIONS


Have you received professional home inspection training? Yes, from the American Home Inspector Training
Institute. This is the largest and most thorough training school for home inspectors.

Do you encourage the client to attend the inspection? I always encourage buyers to attend the inspection.
Buyers that attend have a better understanding of the property as viewed by the inspector and are better able
to read and interpret the final report. The buyer's attendance also helps them understand the scope of a
home inspection as well as the limitations.

How soon can you typically schedule an inspection?
An inspection can usually be scheduled within one to three days.

How long will the inspection take? A typical inspection of a 2400 square foot house will take roughly 3 hours.

Are you insured? Yes, I do carry insurance as required by the Arkansas State Board.

What kind of experience do you have in residential inspections? I've performed inspections for many types of
properties and have a collected experience of over 2
5 years in residential construction related inspections.

Are you properly licensed? Yes.

How much will the inspection cost? The inspection fees vary slightly depending on the size and age of the
house. Most homes of standard size(1500 - 2500 sq.ft.) are $2

What will the inspection report include? A full inspection covers the Site/Grounds, Exterior, Structural
Components, Foundation, Roof, Attic, Insulation, Ventilation, Plumbing, Electrical, Heating/AC, Garage,
Kitchen, Bathrooms, and Interior.

Will you prepare a written report? Yes, I prepare an extensive written report that generally runs 15 - 20 pages.
Included is a Report Summary that will let you quickly review the recommended improvements to the home.
The report format is easy to read and understand for all parties involved in the transaction.

How soon is the report available? Usually within 24 hours.

Does the report conform to ASHI Standards? Yes, my reports conform to (and exceed) the ASHI Standards
of Practice.
